The Faropoint Florida Investments team is expanding, and we are looking for an ambitious and motivated Asset Management Associate to join us. The ideal candidate would have 2 – 5 years of Property and/or Asset Management experience and looking to expand their knowledge and experience to Real Estate Private Equity.
Responsibilities:

Develop and implement strategic business plans for each asset that will govern its daily operations, position in the market, and ultimate disposition.

Perform the core functions of the property management/asset management team. To include asset onboarding, due diligence support, monthly invoicing, proactive leasing discussions, establishing broker relationships, updating tech platforms, record keeping, and tenant relations.

Assist with conducting transaction analysis and due diligence workflows for new acquisitions.

Lead existing tenant relationships to ensure extraordinary service is being provided

Maintains properties by scheduling ongoing routine maintenance and enforcing rules of occupancy.

Develop analytical tools to allow leadership to better understand the state of the portfolio and streamline work processes.

Assist in lease administration such as maintaining tenant contacts, tracking insurance, and tracking inspections.

Coordinate maintenance technicians and potentially a construction management division in the future. Prepare and coordinate bid proposals, service contracts, and invoices. Assist in scheduling tenants’ maintenance requests.

Assure financial performance, timely reporting, proactive and high-quality repairs and maintenance, and positive tenant relations.
Candidate Profile:

High school diploma/GED equivalent; Bachelor’s Degree preferred

The ideal candidate would have 2-5 years of experience as a Property and Asset Manager for commercial real estate.

Experience with industrial assets (advantage).

Bachelor’s Degree in Real Estate, Finance, Accounting, or related field (advantage).

Knowledge of the main Florida MSA markets (S. Florida, Tampa, Orlando, Jacksonville) (advantage).
Key Skills & Abilities:

In-depth knowledge of real estate finance including commercial lease terms.

Familiarity with building materials and systems, including commercial roofing, asphalt, and mechanical systems such as fire suppression, electrical distribution systems, HVAC, and gas distribution systems.

Ability to manage small to mid-size projects. Proficient in executing fast-tracked projects.

Able to successfully work in a team-oriented environment and partner with internal colleagues, external suppliers, and cross-functional groups.

Strong analytical, accounting, and critical thinking skills.

High comfort level with the technology used to aid in collaboration, communication, and documentation.

Excellent written and oral communication skills.

Advanced knowledge of Excel, PowerPoint, Yardi (preferred).
